An Energy Performance Certificate (EPC) rates the energy efficiency of a commercial building on a scale from A+ (Net Zero) to G (Least Efficient). It provides an estimate of the building’s carbon emissions and comes with a Recommendation Report outlining how the property’s energy performance could be improved.
By law, you must have a valid EPC if:
• You are selling or renting out the premises.
• A building under construction is finished.
• Modifications are made to the building’s layout or HVAC systems (heating, air conditioning, or mechanical ventilation) that change the number of parts designed for separate occupation.
The EPC must be made available to prospective buyers or tenants as soon as the property is marketed.
Some buildings do not require an EPC, including:
• Detached buildings with a total floor area of less than 50m².
• Temporary buildings with a planned use of two years or less.
• Places of worship.
• Industrial sites or workshops that use very little energy.
• Certain listed buildings (where required energy improvements would unacceptably alter their character).
The process is designed to be professional and non-invasive:
1. Site Visit: An accredited Non-Domestic Energy Assessor (NDEA) will visit your property.
2. Data Collection: We take measurements and record details of the building’s construction, insulation, lighting, and HVAC systems. We also take photographs to evidence the data for audit purposes.
3. Calculation: We use industry-standard software to calculate your energy rating based on the building’s "fabric and services."
4. Lodgement: Once the assessment is complete, we lodge the certificate on the National EPC Register and provide you with a digital copy.
The UK government has set a trajectory to further improve the energy efficiency of the non-domestic rented sector. Current proposals (subject to final legislative confirmation) indicate:
• By 2028: A requirement for all let commercial properties to achieve a minimum rating of C.
• By 2030: A target for all let commercial properties to reach a minimum rating of B.
Given these upcoming changes, we recommend that landlords consider "future-proofing" their assets during any planned maintenance or renovations.

A commercial EPC is valid for 10 years. However, if you make significant changes to the building’s fabric or heating/cooling systems, it is often beneficial to commission a new EPC to reflect the improved efficiency and ensure MEES compliance.
